Recovering from Water Damage in Ann Arbor

Recover from Water Damage in Ann ArborWhen your home or business has been subjected to flooding it can be both catastrophic and devastating. The key to overcoming a flood is to act quickly and seek professional water damage restoration services.

Flooded disaster sites can be very hazardous to your health and safety.  Potential dangers include biological hazards in the flood water, exposed electrical lines, jagged debris and exposure to polluted water due to sewer overflow.

Cleaning a flooded basement and removing flood water can be difficult and time consuming. The longer you wait before taking action, the worse the damage to your home or business will be.   That means the faster you act, the better off you’ll be.  Don’t delay.

Here are some suggestions for recovering from water damage in Ann Arbor:

  • Determine whether the house is structurally safe to enter or live in.
  • If you cannot be certain the building is safe, make immediate arrangements for shelter or alternate lodging.
  • Call your insurance claims office and inform them what has happened.

If your home is safe enough to enter continue with the following suggestions:

  • Determine whether the house is structurally safe to enter or live in.
  • If you cannot be certain the building is safe, make immediate arrangements for shelter or alternate lodging.
  • Call your insurance claims office and inform them what has happened. You will be given an all-essential claim number. Keep it handy.
  • Check for damaged plumbing connections and pipes or standing water.
  • Look for broken electrical fixtures or exposed wiring.
  • Walk the property, watching for and avoiding downed tree limbs or power lines.

The sooner you can begin to protect your home and personal belongings from further damage, the more quickly you’ll recover from the disaster or accident. Depending on the extent and type of the water damage to your home, here’s what to do next:

  • Alert your insurance company immediately.
  • Cover any broken windows or doors, damaged walls, or roof areas with plywood, plastic sheeting or tarps to protect against rainwater damage. If you do not feel safe handling this job yourself, get professional help.
  • If your home is so damaged that it cannot be secured against vandalism, remove your valuables, including those with sentimental value, like photographs, to the home of a trusted friend or family member. If that is not an option, consider renting a storage unit during the restoration.

Water Damage in Ann Arbor – Common Causes

Ann Arbor Water DamageEvery year, thousands of homes and businesses across the nation are damaged and even destroyed by various types of water damage.

Homeowners in Ann Arbor are not unlike homeowners across the country.  In fact, water damage is one of the most common problems among property owners in Ann Arbor.  Water damage in Ann Arbor may result from flooding due to spring thaws or to bursting pipes.  It may also be caused by damage to inner-walls due to moisture from a construction error.  In any case, water damage can be highly destructive causing severe damage and costly repairs.

If you have suffered water damage in Ann Arbor or the surrounding area your first step should be to call a professional.  In most cases your homeowners’ insurance will cover any repairs that result from common causes of water damage.  Below is a list of  the common causes of water damage  in Ann Arbor:

Flooding

Flooding is perhaps one of the most sudden ways in which water damage in Ann Arbor may occur.  Flooding in Ann Arbor often takes place in the springtime along rivers and waterways. Flood waters that are considered gray or black water may contain harmful elements and should be avoided.

Burst Pipes

The water system in your home might suddenly burst. Slow leaking pipes are excluded from insurance policies as long term and ongoing events of deterioration, not sudden and accidental. Broken, damaged and burst pipes can cause serious damage to both real and personal property, including mold. As mold coverage is often a limited coverage, it is important to assess all available coverage under direct water damage. Insurance companies benefit by assessing coverage under a limited coverage available area.

Appliances

Appliances can have pipes that suddenly burst leading to serious property damage. If your home was flooded and damaged, it is important that your policy is carefully evaluated to determine what coverage you have, and what can be recovered from your insurance company.

Flooded Basement

Flooded basements are common throughout many regions of the nation, and generally occur during flash-floods and weather events such as severe thunder storms or from a sudden pipe burst. Ann Arbor Basement floods can result in a surprising amount of water damage, and it is a good idea to make sure your policy includes coverage for this type of event.

Ann Arbor Water Damage Insurance Restoration

Water Damage is one of the most common problems experienced by homeowners in Ann Arbor. The following is a list of  the common types of water damage.  If you have suffered water damage in the Ann Arbor area, make sure that you contact a professional as soon as possible.  The longer water sits, the worse the damage will be.

Common Types of Water Damage in Ann Arbor:

Clean Water:  This type of water originates from a fresh water source such as a broken pipes, overflow from a sink or bathtub, rainwater or appliance water line to name a few.

Gray Water:  This type of water originates from a used water source such as an aquarium, clogged waste line of a toilet or water bed rupture to name a few. Gray water may contain pollutants, bacteria, fungi, and algae that can cause illness and disease. If gray water is not treated it can turn into black water.

Black Water:  This type of water originates from clogged sewer mains that divert the sewerage from other neighbors or businesses into your home or business through your plumbing. Black water contains airborne diseases, blood borne pathogens, and bacteria that pose an immediate threat to one’s health.

If you have suffered water damage, you may qualify for insurance restoration services.  Check your insurance policy to determine whether or not you are covered.  In most cases your damaged property can be returned to its original condition quickly and within your budget.
